1. Reservations & Bookings

Reservations may be made through the official De-BOSS Xclusive Hotel & Suites website, by telephone, email, or other authorized booking channels.
A booking submitted online will be placed under review after payment. Your reservation becomes confirmed only after the hotel has verified the payment and availability of the selected room.
A booking confirmation will be sent to the guest by email once the reservation has been successfully confirmed.
Guests are responsible for providing accurate information when making a reservation, including their name, contact details, dates of stay, number of guests, and room selection.

2. Booking Verification

All online bookings are subject to payment and availability verification.
After payment is completed, the booking may initially appear as "Under Review" while our reservations team verifies the transaction and room availability.
Once verification is completed, the guest will receive an email confirming the booking.
If a reservation cannot be confirmed due to room availability or a payment-related issue, the hotel will contact the guest regarding the available options and applicable refund arrangements.

3. Check-in & Check-out

The hotel's standard check-in and check-out times are:

• Check-in: 2:00 PM
• Check-out: 12:00 PM

Guests may be required to present a valid government-issued identification document during check-in.
Early check-in and late check-out are subject to availability and may attract additional charges.

4. Payment Policy

All applicable payments must be made through the payment methods provided by De-BOSS Xclusive Hotel & Suites.
Room rates, taxes, service charges, and other applicable fees will be displayed during the booking process.
Additional charges incurred during a guest's stay, including room service, laundry, restaurant services, damages, or other hotel services, must be settled before departure.

5. Cancellation Policy

Guests may cancel their reservation at least 24 hours before their scheduled check-in time.
To qualify for a refund, the cancellation request must be successfully submitted and acknowledged by De-BOSS Xclusive Hotel & Suites within the required 24-hour cancellation period.

The guest will be eligible for a refund, subject to any applicable payment processing charges or specific conditions attached to the booking rate.
Cancellation made less than 24 hours before check-in
No refund will be provided.
Failure to arrive (No-Show)
If a guest does not arrive for their confirmed reservation and has not cancelled within the required 24-hour period, the booking will be treated as a No-Show and no refund will be issued.
Guests are therefore strongly encouraged to cancel as early as possible if their travel plans change.

6. Booking Modification

Guests may request changes to their reservation, including:

• Check-in date
• Check-out date
• Room type
• Number of guests
• Other booking details

All modifications are subject to room availability and hotel approval.
Changes that result in an increased room rate or additional services may require an additional payment.
Where a modification reduces the total booking value, any applicable refund will be subject to the hotel's cancellation and refund policy.

7. Three-Night Stay Discount

Guests who book a stay of three (3) consecutive nights or more are entitled to a 10% discount on the applicable room booking rate.
The discount applies to eligible room accommodation charges and does not automatically apply to additional services, taxes, fees, restaurant charges, room service, laundry, transportation, or other incidental expenses unless specifically stated.
The 10% discount will be calculated and displayed during the booking process where applicable.
Other promotional offers or discounts may have separate terms and may not be combined with the three-night discount unless expressly stated by the hotel.

8. Guest Responsibilities

Guests agree to:

• Provide accurate and complete booking information.
• Present valid identification when requested.
• Respect hotel staff, other guests, and hotel property.
• Follow all hotel rules and safety instructions.
• Use hotel facilities responsibly.
• Report any damage or maintenance issue promptly.
• Settle all outstanding charges before check-out.

Guests may be held financially responsible for damage to hotel property caused by themselves or members of their party.

9. Hotel Rules & Conduct

To maintain a comfortable and secure environment for all guests:

• Smoking is permitted only in designated smoking areas.
• Illegal activities are strictly prohibited.
• Dangerous or prohibited items may not be brought onto hotel premises.
• Excessive noise, disruptive behaviour, harassment, or abusive conduct toward guests or staff is not permitted.
• Visitors may be required to register at the reception before accessing guest areas.
• Guests must comply with reasonable instructions from hotel management and security personnel.

De-BOSS Xclusive Hotel & Suites reserves the right to ask a guest to leave the property where their conduct presents a safety, security, or serious disturbance risk. Refund eligibility in such circumstances will be determined in accordance with applicable law and the circumstances involved.

10. Hotel Facilities & Amenities

Guests may have access to facilities and services including accommodation, swimming pool, restaurant, bar, conference facilities, room service, laundry service, airport transfer services, parking, and other amenities offered by the hotel.
Availability of specific facilities may depend on operating hours, maintenance, weather, private events, or other operational circumstances.
Guests are required to follow all posted safety instructions when using hotel facilities.

11. Personal Belongings

Guests are responsible for their personal belongings during their stay.
De-BOSS Xclusive Hotel & Suites takes reasonable measures to maintain a safe environment but cannot accept responsibility for loss, theft, or damage to personal property except where liability arises under applicable law.

12. Children & Minors

Children are welcome at De-BOSS Xclusive Hotel & Suites, subject to the hotel's applicable accommodation policies.
Parents or legal guardians are responsible for supervising children at all times while on hotel premises.

13. Website Use

The De-BOSS Xclusive Hotel & Suites website is provided for legitimate hotel-related purposes.
Users must not:

• Attempt unauthorized access to the website or administrative systems.
• Introduce viruses, malware, or other harmful code.
• Interfere with website functionality.
• Use false information to make a reservation.

14. Pricing & Availability

Prices applicable to a reservation are those displayed and accepted during the booking process, subject to successful payment and booking confirmation.

15. Force Majeure

De-BOSS Xclusive Hotel & Suites will not be responsible for delays, interruptions, or inability to provide services caused by circumstances beyond our reasonable control.
Such circumstances may include natural disasters, fire, flooding, epidemics or pandemics, government restrictions, civil disturbances, strikes, major infrastructure failures, or other unforeseen events.
Where such circumstances significantly affect a confirmed reservation, the hotel will make reasonable efforts to communicate with affected guests and provide appropriate options.

16. Privacy

Personal information collected through our website, booking system, and hotel services will be handled in accordance with our Privacy Policy.
By using our website or making a reservation, you acknowledge that your information may be collected and processed for purposes including booking management, payment processing, guest services, communication, security, and compliance with applicable laws.

17. Limitation of Liability

To the extent permitted by applicable law, De-BOSS Xclusive Hotel & Suites will not be responsible for indirect or consequential losses arising from the use of our website, hotel facilities, or services.
Nothing in these Terms & Conditions is intended to exclude or limit any liability that cannot lawfully be excluded or limited under Nigerian law.

18. Changes to Hotel Services

The hotel may occasionally modify, suspend, or temporarily close certain facilities or services because of maintenance, repairs, safety requirements, private events, or other operational reasons.
Where a significant change directly affects a confirmed reservation, reasonable efforts will be made to inform the guest.

19. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria.
Any dispute arising from these Terms & Conditions shall be handled in accordance with applicable Nigerian law and by a competent court with appropriate jurisdiction.

20. Changes to These Terms

De-BOSS Xclusive Hotel & Suites reserves the right to update these Terms & Conditions when necessary.
The latest version will always be published on our website with the applicable Effective Date and Last Updated date.
